Corporate Housing & Temporary Accommodation

A suitable first address and housing programme, planned together with the move into a permanent home.

Delivered output
Housing brief, live option comparison and permanent-home transition plan
Scope position
Confirmed before delivery begins
Decision contextThe first address and permanent-home plan need one timeline.

A family, project team or new-joiner cohort may need a temporary address before a permanent home is ready, or in a location where ordinary extended-stay supply does not fit. The brief connects dates, people, live supply, commercial terms, check-in readiness and the transition into long-term housing.

02 / What happens

The working sequence.

Live facts decide timing. This is an operating sequence, not a duration promise.
  1. 01

    Define the stay brief

We map dates, household or cohort shape, work and school anchors, commute, security, accessibility, dietary needs, budget and likely stay window before testing supply.

  2. 02

    Test the live market

Current serviced-apartment, hotel, partner and any confirmed IKAN-operated options are compared on fit, readiness, location, rate and terms, not on a static inventory promise.

  3. 03

    Choose the programme model

An individual stay, shared-accommodation programme, consolidated provider route or expressly scoped operated model is recommended against the actual brief.

  4. 04

    Ready the address

Booking responsibilities, inclusions, extensions, cancellation, check-in checks, issue ownership and any transport or meal dependencies are agreed before the stay begins.

  5. 05

    Transition into home

The temporary stay and permanent-home search share one timeline so viewings, lease decisions, extensions and the final handoff remain connected.

03 / Included

The first address shares the home timeline.

The exact format follows the signed programme and live move.

Programme architectureOne housing brief. More than one way to fulfil it.The model follows the move. IKAN first makes the people, place, duty-of-care and commercial responsibilities explicit, then recommends the smallest structure that can fulfil the brief.
  1. 01 · IndividualServiced stay

A serviced apartment or suitable extended-stay option from current, confirmed supply. It may be an approved partner property or IKAN-operated stock only where that stock is live, available and right for the brief.

  2. 02 · CohortShared accommodation

A shared model for a project team or new-joiner cohort, used only when rooming, privacy, safeguarding, security, transport, meals and company policy make it appropriate.

  3. 03 · PortfolioConsolidated programme

Multiple approved providers coordinated through one availability, booking, issue and reporting route. The provider, inventory owner and responsibility at each handoff remain visible.

  4. 04 · Purpose-builtOperated model

For a confirmed project, IKAN may scope an operated or purpose-created arrangement. The property, licences, operating team, service standard and commercial model must be evidenced before it is offered.

  5. 05 · ContractRecord structure

IKAN acting as lessee or lessor of record is possible only by express agreement after legal, tax, insurance, property, compliance, payment and operating responsibilities are confirmed in writing.

These are programme structures, not standing promises of inventory, price or legal capacity. The confirmed proposal names the actual property or provider, contracting parties, inclusions, service owner, commercial terms and transition route.

04 / Boundaries

Availability stays live until it is confirmed.

Inventory, rates, contracting capacity and flexibility are confirmed for the actual property, provider, dates and signed scope. IKAN-operated stock and lessee or lessor-of-record structures are never assumed.
  1. 01

A standing promise of inventory, rate, extension or cancellation terms

  2. 02

IKAN acting as lessee, lessor or property operator unless the signed structure says so

  3. 03

A promise that the permanent home will be ready by an unverified date

05 / If it goes wrong

When the plan changes, ownership gets more explicit.

Open the four-level ladder
Signal
The property, dates, readiness check or provider terms no longer fit the confirmed brief.
First action
The service owner records the affected stay, confirms immediate housing facts and compares the viable routes.
Escalation
Safety, habitability, contracting or unresolved provider issues move through the named programme route with responsibility kept explicit.
Record
The exception, decision, booking owner and transition effect are added to the housing record.

06 / Answers

Settle the scope before the work begins.

01What is the difference between temporary accommodation and corporate housing?

Temporary accommodation describes the need: a suitable place to stay for a defined period. Corporate housing describes a programme that may combine serviced stays, approved providers, shared accommodation, reporting, issue ownership and a transition plan. The right model depends on the people, city, worksite, dates, policy and live supply.

02Does IKAN operate its own apartments?

IKAN-operated inventory is offered only where the specific property, dates, operating model and fit are confirmed for the live brief. In other cases IKAN can source and coordinate suitable approved partners while keeping provider ownership clear.

03Can you build a shared or group-accommodation programme?

It can be scoped for project teams or cohorts. Rooming, privacy, safeguarding, transport, meals, housekeeping, security, HR policy, local supply and the route into permanent housing must be agreed before IKAN recommends the model.

04Can IKAN be the lessee or lessor of record?

That is a possible commercial structure, not a default service promise. IKAN takes either role only when it is expressly included in the signed scope and the property, counterparties, legal, tax, insurance, compliance, payment and day-to-day operating responsibilities have all been confirmed.

05How long can we stay before moving into a permanent home?

The stay window and flexibility depend on live availability, provider terms and budget. IKAN maps the booking against the home search and reviews extension decisions early; it does not assume a permanent home will be ready by an unverified date.
